The Flat Roof In St annes - Why it needed replacing
This was a repeat customer that was looking to get their flat roof repaired. They noticed that the flat roof had cracks in it, and were generally concerned by the rough state of the flat roof.
Flat Roof Survey: Identifying Cracks, Standing Water & Damp
During the survey, we noticed that it was an old bitumen flat roof that did have cracks. The problem also lay in the fact that, because it had cracks, the standing water on top was able to seep through and cause damp inside of the room.
How We Replaced the Flat Roof with a Warm GRP Roofing System
We started off the process by removing the existing, bitumen roof covering. Since we are turning this roof into a warm system, we had to install a new timber sub-deck, building the system up to fit the insulation that we will install after the vapour control layer.
The Vapour control layer is used to stop the warm, moist air from your room from rising into the roof structure and condensing into water. This is important as, if you don’t install a VCL, it greatly increases the chances of your timbers rotting. This makes the structure lose its integrity, start sagging and eventually completely fail and dip into your room.
We install the insulation onto the timber sub-deck with the VCL layer. This allows us to remove any potential cold spots that would be present in a cold roof system, which causes thermal bridging, where the wood joists conduct cold from the outside and eventually create cold lines or damp patches on your ceiling. Following this we re-boarded the flat roof using OSB T&G sterling boards.
Getting ready to apply the roof membrane, we applied primer to the new flat roof and installed perimeter trims, before covering the roof in two layers of Restec Flexitec 2020 in dark grey, a fibreglass GRP.
To finish the project off, we installed new UPVC fascia in white and guttering in black.
Completed Flat Roof Replacement with Damp Proofing & Internal Renovation
The customers were happy with the finished result and were extremely pleased with the transformation. As part of the project, we also completed additional improvements, including damp proofing, replastering, redecorating and installing new blinds, through our sister company JR Build, to ensure the room was finished to a high standard.
