Why the customer contacted us...
Peter contacted us with many concerns, including multiple leaks, damp, and cold loft rooms. He also mentioned that he could see that tiles were slipping, which was a big issue so we had to act fast.
What was wrong with the roof?
The Rosemary clay tile roof had many issues that were evident at first glance. The first thing that we noticed was the tiles, as they were spalling, which means they were deteriorating and chipping due to moisture. We also confirmed that the tiles were slipping because all the battens had failed. To add to this, many hip tiles were loose and missing, one of the many reasons behind the leaks. Since the roof is quite old, we could easily assume that the insulation is lacking, which would explain the complaint of cold loft rooms. And to finish off the main roof survey, there were many issues with the lead. The leadwork around the dormers was installed incorrectly, causing additional leaks and failing valleys, which had been constructed with the wrong type of lead.
The flat roof was an old, bitumen felt roof with minimal insulation and also required replacing.
How we fixed the issue.
We started by removing the tiles before installing a breathable membrane and battens for the new black clay tiles. While working on the chimney, we ensured it received a complete restoration by repointing and reflaunching the stack, and replacing its leadwork. We installed a fire break and new insulation to comply with current building regulations; Velux windows with Velux blinds; black fascia, soffit and guttering; and installed a dry verge system.
For Peter’s flat roof, we converted it to a warm roof system with Restec Flexitec 2020 covering and installed guttering and soffits to finish it off.
The finished result.
The final product looked impressive, with a sleek, black finish. As always, we remained professional, with great communication, keeping Peter updated on the progress, and ensured to provide a quality roof at the end:
“Highly recommended. From our first contact to arrange a survey to the completion of the work, Josh and his team have been totally professional and reliable. From explaining the work that would need to be completed to keeping us informed throughout the whole process. They have worked through terrible weather to keep on track and the results are amazing. Even to a thorough clean of the site on completion.
We’d have no hesitation using Josh and his team for future work. It’s been a quality professional job. We can highly recommend JR Roofing.”
